Searching for retail space can be quite exhausting, especially in a growing area where the best locations may not be readily obvious. Common mistakes can spell the death of a retail business, while a serious search effort, just a little luck, and a good real estate consultant can mean many prosperous years in the same retail space.

Performing a Search for Available Retail Space

Most landlords of retail space will have access to a wide variety of fixtures to accommodate most store types. Explore the options to determine whether the potential landlord has any useful fixtures, and if he does not, ask whether he is willing to locate and install some. Occasionally, however, a tenant may be forced to purchase or lease their own fixtures.

Determine whether the location is appropriate. Though you can search for retail space in the middle of the busiest part of town, all the foot traffic will do no good if it is a location that does not appeal to the appropriate demographic. For example, elderly patrons are not likely to come by the mostly empty wing of the mall to visit a store that sits across from the arcade. If the lease is in a spot in a mall or strip mall, be sure to visit the location prior to signing the lease.

Also consider whether there is sufficient window space to display the store wares. Clothing and food will attract the largest amount of impulse foot traffic, but any retail business will benefit from large windows.
