How to Lease Available Retail Space
The most important thing to remember as a retail property landlord is that the more successful the tenant is in his or her business, the more successful the landlord will be at collecting the rent in full each month. Keeping each retail space well maintained by attending to any repairs right away will go a long way towards keeping both the tenant and his customers happy.
Also, be sure to make as many of the appropriate fixtures available as possible to all prospective tenants. Many retailers prefer to focus on having popular merchandise in shop as opposed to acquiring store fixtures. In addition, these are difficult to move and store, so having them available may help with negotiations.
Be flexible in the lease terms. Making a retailer struggle to pay the rent every month is a sure-fire way to have him or her default on the lease, leaving the landlord with unexpected retail space available. Keep the demands and the rent reasonable to attract and retain long-term tenants.
