Many have had a dream of opening a new business on a particular site, only to find out during lease negotiation that the zoning laws prohibit their particular business to be placed at that location. It is crucial to understand zoning laws and how they will impact the area a new business will be placed in before setting out to find a location.
Zoning and How to Find a Location
You can find five basic types of property zones:
- Residential
- Business
- Agricultural
- Industrial
- Recreational
Each type of zone has its own set of zoning laws that will regulate a number of specific details of the structures that may be placed on each location. These features include:
- The overall square footage of the building and any outbuildings, as well as the overall height of the structure
- The minimum and maximum allowable space in between each structure
- The percentage of the complete lot that must be left without any man-made structures
- The number and specific type of facility that must be placed within the structure, and what kind of uses may or may not be implemented in those facilities
What this means for commercial structures is that there must be a certain amount of space set aside for parking, a certain number of facilities available on the property as well as specific kinds of safety precautions erected on the site, depending on the natural elements in the area.
