<p>Many have had a dream of opening a new business on a particular site, only to find out during lease negotiation that the zoning laws prohibit their particular business to be placed at that location. It is crucial to understand <a href="http://en.wikipedia.org/wiki/Zoning" target="_blank">zoning</a> laws and how they will impact the area a new business will be placed in before setting out to find a location.<span id="more-71"></span></p>
<h2>Zoning and How to Find a Location</h2>
<p>You can find five basic types of property zones:</p>
<ol>
<li>Residential</li>
<li>Business</li>
<li>Agricultural</li>
<li>Industrial</li>
<li>Recreational</li>
</ol>
<p>Each type of zone has its own set of zoning laws that will regulate a number of specific details of the structures that may be placed on each location. These features include:</p>
<ul>
<li>The overall square footage of the building and any outbuildings, as well as the overall height of the structure</li>
<li>The minimum and maximum allowable space in between each structure</li>
<li>The percentage of the complete lot that must be left without any man-made structures</li>
<li>The number and specific type of facility that must be placed within the structure, and what kind of uses may or may not be implemented in those facilities</li>
</ul>
<p>What this means for commercial structures is that there must be a certain amount of space set aside for parking, a certain number of facilities available on the property as well as specific kinds of safety precautions erected on the site, depending on the natural elements in the area.</p>
